Construction Update:

Week of October 14, 2019

Foundations
We have started concrete operations beginning with the foundations. Starting on Monday, you will see a constant flow of concrete trucks in and out of the site on a regular basis. The end date depends on how cooperative the weather is but we are currently scheduled to top out (pour the last level) early summer of 2020.

Underground Utility Work
Work to underground overhead lines along Edgemoor Lane and Arlington Road continues. This week we started trenching for the installation of the conduits. These trenches are being plated every day at the end of each work day.

One lane closures will continue on Edgemoor Lane and Arlington Road. These closures will take place while the work is on-going from 9 AM - 3 PM. When the workers are done for the day, the lanes will reopen. These partial lane closings will take place for the duration of the utility relocation project.

Hours of Operation
Hours of operation at the construction site are 7 AM–7 PM Monday through Friday and 9 AM–3 PM in public areas. Saturday hours are from 9 AM–3 PM due to noise restrictions. We will be taking onsite deliveries from 7 AM–7 PM.

Work to underground utility lines along Edgemoor Lane and Arlington Road starts today. The relocation work is going to take approximately 6 to 8 weeks, weather permitting. 

There will be one lane closed each on Edgemoor Lane and Arlington Road. The closures will only take place while the work is being done - from 9 AM - 3 PM. When the workers are done for the day, the lanes will reopen. These partial lane closings will take place for the duration of the utility relocation project.

Week of September 30 2019

Tower Crane Coming Tomorrow

On Saturday, October 5th, a tower crane will be erected at the site. Due to the logistics involved with crane erection, it is expected for mobilization and erection to last most of the day with an approximate start of 9:00 AM and an approximate completion of 7:00 PM.  You may see personnel earlier than 9:00 AM getting ready to receive the crane and also inspecting the site and its surroundings for safety precautions.

Fortunately, the road closures will be kept to a minimum since there is enough room inside the site to erect the crane.

About the Tower Crane
Tower cranes are shaped somewhat like upside down “L’s.”  They are used to move heavy loads around construction sites. The crane will remain on the Maizon Bethesda construction site until approximately late spring or early summer of 2020.

Week of September 9, 2019

Inside the Site
We are continuing excavation work on the site for about four more weeks. Once the excavation is complete, we’ll start pouring the foundation so you’ll start seeing concrete trucks arriving. Below grade work will continue until January 2020.

We expect excavation to start August 5. In the meantime, you may have seen people on the site clearing debris.

Construction entrances are located on both Moorland and Edgemoor Lanes. Flaggers will be on hand at both entrances throughout the school year.

All construction activity is weather permitting and subject to change.

Pedestrian Traffic 
The east side of Arlington Road will remain closed to pedestrians throughout construction. We have created walkways on Moorland and Edgemoor Lanes and they will be lit & covered sometime in October. Jersey barriers will guide pedestrians to the new walkways.

Construction Update:

Week of July 8, 2019

Activity is picking up at the Maizon Bethesda site! We received our Notice to Proceed on demolition so our work begins in earnest.

Preparing for Demolition: We will begin clearing shrubbery on the property within the next few days, and will be implementing sediment control measures.  Once completed, you’ll see protective fencing going up around the perimeter.   

Demolition Phase: After we prepare the site, and before any further work is done, County officials will inspect the site to provide clearance for us to move ahead with demolition. Trees and houses will start to come down at that point.

Minimizing Dust: To minimize the dust that results from tearing down buildings, we’ll be spraying water on the property as needed throughout the day.

 

We are approaching the start of our Maizon Bethesda construction phase. 

Utility relocations are one of the first action items.  Conduit was installed on Moorland Lane two months ago and we expect relocation to be completed there within the next two weeks.  We will begin to relocate utility facilities and place them underground on Edgemoor Lane beginning in mid-summer.

In the next three weeks, you will begin to see contractors on the property.  Protective fencing will be installed around the site and some equipment will begin to appear in preparation for demolition.  We'll keep everyone posted on the progress.   

In the meantime, we will continue to landscape and maintain the property.

Predemolition Phase Continues 

In preparation for demolition, we have disconnected all utilities to the eight single family homes and are demolishing the underground lines.   

Some utility relocations need to be completed before we begin excavation, which we expect to start within the next two months.

Week of March 18, 2019

Neighbors will soon start to see pre-construction activity on the property. The first step will be setting up a safety fence that will limit access to the interior of the site. You’ll see it in the coming weeks.


After the fencing goes up, we will begin disconnecting utilities and start preparation for the demolition phase. This work will be limited to the interior of the site. 

We expect to start demolition in early April and excavation in late April, weather permitting. Stay tuned for more information.
